Position Overview – Must be Detroit Michigan Metropolitan Area based

GCG Property Management is a growing business that is a part of the GCG – Global Capital Group family of companies. We have a business property management business in the Detroit, Michigan area and require a proactive, high energy, multi tasking professional to join our team.

What We Offer You:
30 to 40 hours of work including some weekends based on activity

Monthly salary between $2800 and $3200 (DOE – depending on experience),

Your Professional Experience:
2 to 3 years working in a rental property management company in the Detroit MI area
Good demonstrated skills of proactive collaboration on phone and email communication process including:
renter candidate screening
Organizing information and files on the cloud
Following up on urgent tasks
Solid skills in managing document and rental processes
Professional working abilities in written and spoken English

Who You Are as a Person, How You Will Work, What You Will Do in this Role:
✔ First line responder for incoming communication for the management company
Respond to and process all tenant calls and/or emails
Reply and follow up on all other calls and messages
✔ Coordinate maintenance: rental turnovers and inbound maintenance and repairs
using software system
Obtain quotes
Send to owners for approval
Collect before and after pictures from contractors
Removal of furnace and water tanks upon tenant move out or other security measures
Coordinate city list repairs
Schedule lock changes and board up of vacant properties
Handle all administrative and logistic interactions dealing with the city administrators
Schedule rental inspections
Schedule city inspections i.e., C of O if applicable
Handle utility switch over upon move out or for emergencies (water, electric and gas)
✔Handle onboarding on new tenants
Get management contracts over to new client
Send out maintenance to evaluate property
Prepare property for new tenant
Get utilities switched on
Get a quote for work needed to make the property rentable
If property is rented, coordinate with previous PM or tenant for records
Have tenants sign new current month to month leases
Enter owner information and property records in the property management software
Find and screen tenants for vacant units and lease them out
Advertise vacant units for sale and screen incoming inquiries
Handle section 8 paperwork when necessary
Fill out housing/ new tenant packets
✔Schedule inspections
Coordinate maintenance to help pass inspection
Oversee and follow up on tenants move in upon completion of inspection

✔Sign leases and put new tenants in the property management software along with all signed and supporting documents
Proof of income or employment
Set up payments to go to the proper bank account
Water transfer affidavit and insurance
Background/ credit check
✔Carry out day to day operations of the office
File and maintain an organizational system for all the PM documents and paperwork
Keep Buildium software up to date with tenant info (names, current email, and phone numbers)
Send out 7-day notices when applicable
Send out 30-day notice when applicable
Working with an attorney to coordinate filing for evictions when necessary
Follow up communication on late rents
Keep an up to date and current account of inventory status(which houses are vacant, squatters or tenanted)
Attend court hearings when necessary
